Project Overview
The Bitton AFC site is a greenfield location subject to a complex external noise environment, with exposure from road traffic, rail activity, nearby industrial uses, and leisure-related noise sources. The proposed residential development required a comprehensive planning-stage noise assessment to demonstrate that acceptable internal and external noise environments could be achieved for future occupants.
Kimber Acoustics was appointed to undertake a detailed assessment to support the planning application and to inform early design decisions at masterplanning stage.
Scope of Acoustic Services
Our work included long-term baseline environmental noise monitoring to characterise existing conditions, supported by three-dimensional noise mapping to understand spatial variation across the site. Façade-level impact analysis was undertaken to assess predicted noise exposure for individual plots and elevations.
Based on the assessment findings, we developed proportionate mitigation strategies tailored to each building aspect. Advice covered glazing specification, ventilation strategy, and layout refinement to ensure internal noise criteria could be achieved without unnecessary over-specification.
Outcome
The assessment and mitigation strategy informed the evolving masterplan and provided clear evidence to support the planning application. Our recommendations demonstrated that the proposed development could achieve acceptable acoustic conditions despite the varied and interacting noise sources, supporting submission of the planning application in July 2025.
